Flooring replacement is one of the most common renovation projects in Strata condominiums — and one of the most regulated. Unlike a single-family home where you can install any flooring you want, Strata units are governed by bylaws that typically impose strict requirements on flooring materials, acoustic underlay, and installation methods. Most Strata corporations have bylaws requiring a minimum Sound Transmission Class (STC) and Impact Insulation Class (IIC) rating for flooring assemblies in upper-floor units. Material choices for Strata flooring include: engineered hardwood (the most popular choice for Strata units — dimensionally stable, compatible with in-floor heating, and available in wide-plank and modern styles), luxury vinyl plank (LVP) — increasingly popular for its durability, waterproof properties, and ease of installation, laminate flooring (budget-friendly but check that your acoustic underlay system is compatible), tile (excellent STC/IIC performance when installed on an isolation membrane, ideal for kitchens and bathrooms), and carpet (inherently good acoustic performance, still preferred in some buildings for bedrooms and upper floors).

Before purchasing materials or hiring a contractor, submit your flooring alteration request to the Strata council. Include the specific product you plan to install, the acoustic underlay system you'll use, test reports showing the combined STC/IIC ratings of the assembly, and your contractor's information and insurance.
