If you own a condominium in British Columbia, renovating your unit isn't as simple as hiring a contractor and starting work. The Strata Property Act requires that owners obtain council approval before making alterations that affect common property, structural elements, the building's exterior appearance, or the quiet enjoyment of neighboring units. Even seemingly minor renovations can trigger the approval process.
Before you start planning, review your Strata corporation's bylaws carefully. Most Strata corporations have specific bylaws governing: what types of alterations require written approval, permitted work hours (typically 8 AM to 5 PM weekdays, sometimes Saturdays), noise restrictions and quiet periods, elevator booking requirements for material transport, contractor insurance requirements (typically $2M–$5M CGL), hallway and common area protection during construction, waste disposal procedures, and deposit or fee requirements for renovation applications.
Step 1: Submit a formal alteration request to your Strata council. Include a detailed scope of work describing exactly what you plan to do, material specifications and product data sheets, contractor information including proof of insurance and WorkSafeBC registration, a proposed timeline with start and completion dates, a noise mitigation plan if the work involves demolition or heavy construction, and any required engineering assessments (for structural changes, plumbing relocations, or load-bearing walls).
Step 2: Wait for council review. Most Strata councils meet monthly, so plan ahead. Your request may be approved at the next regular council meeting, or it may require additional information. For complex renovations, the council may require an engineering report at the owner's expense.
Step 3: Once approved, obtain any required municipal building permits. Your contractor should handle this, but verify that permits are pulled before work begins. Common renovations requiring permits include: removing or modifying walls (even non-load-bearing), relocating plumbing, adding electrical circuits, and installing gas appliances.
Step 4: Coordinate with the building manager. Before work starts, book the elevator for material transport, install hallway protection as required by bylaws, notify adjacent units of the upcoming work, confirm waste disposal arrangements, and provide the building manager with your contractor's contact information and schedule.
