
Perimeter drain failure is one of the most expensive problems a Strata building can face. Learn to spot the warning signs before water damage destroys your foundation.
Perimeter drains — also called weeping tiles or foundation drains — are the hidden defense system that keeps groundwater away from your building's foundation. In the Lower Mainland's wet climate, these drains work overtime, channeling thousands of liters of water away from your building every year. When they fail, the consequences are catastrophic: flooded parkades, cracked foundations, mold in ground-floor units, and remediation costs that can reach six or seven figures.
Warning Sign #1: Water staining or efflorescence on parkade walls. If you see white, chalky deposits on concrete walls in the underground parking area, that's efflorescence — mineral deposits left behind as water seeps through the concrete and evaporates. This means water is finding its way through the foundation, and your perimeter drains may not be doing their job.
Warning Sign #2: Musty or damp smells in ground-floor units. If residents on the ground floor or basement level report persistent musty odors, dampness, or humidity problems that don't respond to ventilation, the cause may be groundwater intrusion through or around the foundation. This is especially common during the rainy season (October through April in the Lower Mainland).
Warning Sign #3: Standing water around the building's perimeter. After rainfall, observe the ground around your building's foundation. If water pools against the foundation walls rather than draining away, the perimeter drain system may be blocked, collapsed, or insufficient for the soil conditions.
Warning Sign #4: Cracks in foundation walls or parkade floors. While some cracking is normal as concrete cures, new or widening cracks — especially horizontal cracks in foundation walls — can indicate hydrostatic pressure from groundwater that the perimeter drains are no longer relieving.
Warning Sign #5: Increasing insurance premiums or exclusions. Insurance carriers are increasingly savvy about perimeter drain risk. If your insurer is raising premiums, increasing deductibles for water damage, or adding exclusions related to groundwater intrusion, they may be signaling that your building's drainage system is a known risk.
If you notice any of these signs, schedule a perimeter drain assessment immediately. Modern assessment techniques include video camera inspection of existing drain lines, ground-penetrating radar to map drainage pathways, and soil percolation testing to evaluate drainage capacity. The cost of assessment ($2,000–$5,000) is insignificant compared to the cost of foundation failure or major water damage.
