Water damage to drywall is one of the most common repair needs in Strata buildings. Moisture meters should confirm that the drywall, framing, and insulation behind the wall have returned to acceptable moisture levels (below 16% for wood framing) before any repair work begins.

Once the area is confirmed dry, the damaged drywall must be cut back to the nearest stud on each side of the damage. This isn't about aesthetics — it's about ensuring that all compromised material is removed. Water wicks through drywall, and the visible stain is typically smaller than the actual area of saturation. Cutting back to the studs provides a clean substrate for the new drywall and allows inspection of the framing and insulation behind.

If insulation was affected, it must be replaced. Wet fiberglass insulation loses its R-value and can harbor mold. Spray foam insulation is generally unaffected by moisture but should still be inspected. Any mold visible on framing or sheathing must be remediated by a qualified professional before the wall is closed up.

New drywall is then installed, taped, mudded, and sanded to match the existing wall. In Strata buildings, matching the existing texture is critical — smooth, orange peel, knockdown, and other textures all require different techniques. A mismatched repair is immediately visible and will not satisfy most Strata councils or insurance adjusters.

Finally, the repaired area is primed with a stain-blocking primer (to prevent any residual water marks from bleeding through) and painted to match the existing wall color. In many cases, the entire wall or room will need repainting to achieve an invisible repair.
