Sound transmission between units is one of the most common complaints in multi-unit residential buildings, and flooring material selection is a primary factor in acoustic performance. The BC Building Code and most Strata bylaws establish minimum sound ratings for floor assemblies between dwelling units, and understanding these ratings is essential for making informed flooring decisions. Sound Transmission Class (STC) measures airborne sound transfer — voices, music, television, and other sounds that travel through the air. The minimum STC rating for floor assemblies between units is typically 50-55 (higher numbers indicate better sound blocking). Most concrete floor structures meet airborne STC requirements regardless of the flooring material installed. Impact Insulation Class (IIC) measures impact sound transfer — footsteps, dropped objects, and other impacts that transmit directly through the floor structure. IIC ratings are much more affected by flooring material selection, and this is where most Strata flooring disputes arise. Hard surface flooring (tile, hardwood, laminate) without appropriate underlayment can dramatically reduce IIC ratings, transmitting footfall noise to the unit below. Soft flooring like carpet provides excellent IIC performance with minimal additional treatment. Hard surface flooring can achieve comparable IIC ratings with appropriate acoustic underlayment — typically rubber, cork, or specialized foam products rated for the required IIC value. We specify underlayment products that have been independently tested and certified to meet required acoustic standards.

Luxury vinyl plank has become the dominant flooring choice for both Strata common areas and individual suites, and for good reason. LVP combines realistic wood and stone visuals with waterproof construction, excellent durability, easy maintenance, and competitive pricing. For Strata applications, LVP offers additional advantages including inherent sound dampening (better than laminate or engineered hardwood without underlayment), resistance to moisture from spills and cleaning, and dimensional stability that eliminates the expansion issues common with hardwood in heated buildings. Modern LVP products are manufactured with sophisticated imaging and embossing technology that produces remarkably realistic wood grain and stone textures. Products are available in plank widths from 5 to 9 inches and lengths up to 72 inches, with wear layers ranging from 6 mil (light residential) to 28 mil (heavy commercial). For Strata applications, we recommend minimum 12 mil wear layer for individual suites and 20 mil or greater for common areas. Installation methods include click-lock floating systems (the most common for residential applications), glue-down installation (preferred for commercial and high-traffic areas), and loose-lay products (suitable for temporary installations or areas where future access to the subfloor may be needed). Hardwood flooring remains a premium choice valued for its natural beauty, warmth, and timeless appeal. In Strata buildings, hardwood flooring requires careful product selection and installation to address the unique challenges of multi-unit construction including sound transmission, dimensional stability in heated environments, and subfloor compatibility. Engineered hardwood — constructed with a real hardwood veneer bonded to a plywood or HDF core — has largely replaced solid hardwood in Strata applications due to its superior dimensional stability, thinner profile (compatible with existing door heights and transitions), and compatibility with radiant heating systems. Engineered products are available in the full range of hardwood species, widths, and finishes, with wear layer thicknesses from 2mm to 6mm determining the number of times the floor can be sanded and refinished over its lifetime. Installation in Strata buildings typically uses glue-down methods that provide superior sound performance compared to floating installations. The adhesive creates a dampening layer between the flooring and subfloor that reduces impact sound transmission. Combined with an appropriate acoustic membrane, glue-down engineered hardwood can achieve IIC ratings that satisfy most Strata bylaws. Hardwood maintenance in Strata settings focuses on preventing damage from furniture, moisture, and grit. We recommend felt pads on all furniture legs, prompt cleanup of spills, walk-off mats at entrances, and regular dry mopping to remove abrasive particles.

Porcelain and ceramic tile are excellent choices for Strata common areas that experience heavy foot traffic, moisture exposure, and frequent cleaning. Lobbies, elevator vestibules, mail rooms, fitness facilities, and pool areas all benefit from tile's exceptional durability, moisture resistance, and design versatility. For commercial applications, we specify porcelain tile with appropriate slip resistance ratings (measured by the Dynamic Coefficient of Friction — DCOF), typically requiring DCOF values of 0.42 or greater for dry areas and 0.60 or greater for wet areas like pool decks and building entrances. Large-format tiles (24x24 inch and larger) are increasingly popular for lobby installations, creating a clean, contemporary appearance with fewer grout lines. However, large-format installation requires extremely level substrates and experienced installers who can manage the weight and precision required. Our tile setters are experienced with all tile sizes and formats, including complex patterns, radius cuts, and specialty installations. Tile selection for Strata common areas should prioritize durability, maintenance ease, and safety. Through-body porcelain tiles (where the colour extends through the full thickness) are preferred for high-traffic areas because chips and scratches are less visible. Rectified (precision-cut) tiles allow tighter grout joints for a more refined appearance, and textured surfaces provide slip resistance without requiring separate anti-slip treatments.

Strata parkades, utility rooms, storage areas, and mechanical rooms benefit from durable floor coatings that protect concrete surfaces, improve light reflectance, resist chemical and oil stains, and facilitate cleaning. Epoxy and polyurethane coating systems are the standard solution for these demanding applications. Parkade floor coatings serve multiple functions: they seal the concrete surface against moisture penetration and de-icing salt damage, provide a durable traffic-bearing surface that resists tire marks and fluid stains, enhance visibility through increased light reflectance (reducing lighting requirements), and can incorporate line markings for parking stalls, traffic flow, and pedestrian walkways.
