A Vancouver council budget guide covering public frontage, common paths and a transparent worked estimate for the 2026/27 snow season.

Planning snow removal for a Vancouver strata in winter 2026/27? Start with the common property that needs service, then compare the price against that scope. A cost per door or a neighbourhood average cannot describe every entrance, ramp and shared path. PlowWow’s instant online beta estimator can provide a first budget before you request a reviewed proposal.

Separate the public frontage from the internal route

A council’s map should distinguish adjacent public sidewalks, common paths, entrance landings and any parkade approach. A corner building can have obligations along two streets even when the front door is on only one. Do not use the visible entrance as a substitute for the whole service boundary.

Use Vancouver’s daily requirement in the planning brief

Vancouver’s published guidance calls for removing snow and ice from the full width of adjacent sidewalks by 10 am each day. A council should identify who owns that task and ask how the service plan addresses it. The statutory frontage obligation and a contractor’s agreed response terms must both be understood; a budget calculation does not itself satisfy either.

Check the pedestrian route after snow has been stored

On a constrained urban site, a convenient snow pile can obstruct an entrance, a sightline or a path. Mark suitable storage and ask what happens if it becomes full. Describe a separate hauling authorisation if needed. Keep any commercial frontage or separately managed parcel clearly identified so overlapping responsibilities do not become an invoice dispute.

A transparent worked budget, not a booked contract

Illustrative inputs only: 80 metres of common walkway and 1,200 square feet of open-lot clearing, with an allowance of 10 combined snow-and-salt visits plus 20 additional salt-only visits. This is not a measured Vancouver customer property or a weather forecast. The beta uses a provisional combined rate of the greater of $175 or $0.15 per linear foot of walkway plus $0.015 per square foot of lot; salt-only is half that combined rate.

Those inputs produce approximately $175.00 for a combined visit and $87.50 for a salt-only visit, giving a seasonal budget of $3,500.00 before GST. The seasonal calculation is the combined rate multiplied by 10 plus the salt-only rate multiplied by 20. These are calculator outputs checked October 21, 2026, not market averages or a price offered for your strata. The actual estimator can display additional budgeting context; the reviewed property proposal controls.

Know what the beta does and does not assess

Enter the street address, full municipality name and postal code to begin. Standard examples are available before you give a name or email; larger sites need approximate common walkway and open-lot measurements. The beta checks municipality text and postal-code format. It does not perform a satellite takeoff, price every slope or ramp automatically, or establish crew capacity. Measurement errors and missing work can change the result.

Compare booking options against the same scope

Ask about a seasonal plan first if the council needs a winter budget, then compare five-visit or individual-service arrangements against the same areas and obligations. Custom plans can be discussed. No fixed percentage saving is assumed here. Season dates, triggers, treatment materials, included visits, limits, repeat clearing and authorisation for extras belong in the written agreement. A 2026/27 plan covers the agreed winter dates into 2027, not an additional 2027/28 winter.

Normal snowfall is the pricing assumption

The initial figures assume normal snowfall conditions. Heavy accumulations, prolonged snow, additional re-clearing, access restrictions and off-site hauling need explicit terms. On-site snow storage is different from removal by truck. An online estimate is not a booking, a guaranteed dispatch time or permission to charge the strata.

Start the council’s property review

Prepare one marked site plan, the common routes, known access constraints and an authorised site contact. Keep individual-unit paths and stairs separate unless they are specifically requested. Request a reviewed proposal through PlowWow, the snow-service contact, and retain the accepted scope with the council’s winter records. City of Vancouver winter sidewalk guidance is linked below for the local frontage requirements.
